A suburb of apartments

What they typically look like
Apartment bathrooms in buildings from the late nineties onward are generally compact and consistent: a shower with a semi-framed screen, sometimes a bath, a vanity with a mirror above, a toilet and an exhaust fan with no window. The membrane is typically sound in a building of this age, but not always.
Owners often come to renovation for one of three reasons:
- A leak into the unit below, or a failed shower membrane
- A tired finish — builder-grade tiles, a framed screen, a cupboard vanity
- Preparing to sell or lease, where the bathroom is dating the apartment
Working within the strata rules
Nearly every apartment bathroom renovation in Waitara runs through the owners corporation. Replacing waterproofing is generally a major renovation under NSW strata law, which usually needs a special resolution. Many buildings also have renovation by-laws covering hours, noise, lifts and waste.
Things building managers and strata committees commonly ask about:
- Scope of works and drawings
- Waterproofing method and who carries it out
- Licence and insurance for the contractor
- Program and working hours
- Protection of common property — lift lining, corridor floor protection, entry doors
- Waste removal, including where the skip or bags go
Slabs and neighbours
The bathroom floor is the ceiling of the apartment below. The existing floor waste and shower waste are set into a concrete slab, and moving them is usually impractical. The design brief is therefore about what can be improved within those fixed positions.
Noise is the other neighbour issue. Removing tiles from a concrete slab is loud, and most buildings restrict it to set hours on weekdays. That can stretch the strip-out stage over more days than it would take in a house.
Getting a lot from a compact room
Because the layout is usually fixed, improvements come from the finish and the fittings:
- Frameless or fixed-panel screen in place of a framed door
- Wall-hung vanity with drawers and a recessed or slim mirror cabinet
- Floor-to-ceiling tiling in a lighter, larger format
- A niche in the shower wall if the wall construction allows it
- Better lighting at the mirror
- A quieter, more effective exhaust fan, where the building's duct allows
A bath in a small apartment bathroom is a judgement call. Removing it gives a far better shower, but in a two- or three-bedroom apartment that may be marketed to families, keeping a bath can matter at resale.

The streets away from the station still hold freestanding homes, many of them older brick houses on generous, tree-covered blocks. Questions people ask before they commit
How long does strata approval take for a Waitara apartment bathroom?
It depends on the building. Where a special resolution is needed at a general meeting, allow several weeks to a few months, depending on when the next meeting is and whether an extraordinary meeting is called. Start the paperwork early.
Can I move the shower or toilet in my apartment?
Rarely. It usually means drilling through the concrete slab, which is common property and may carry services. Owners corporations are cautious about it. Almost all apartment bathroom renovations keep the existing waste positions.
My apartment bathroom is only fifteen years old. Is it worth renovating?
Sometimes a partial update is enough. If the membrane is sound and there are no leaks, new tapware, a vanity, mirror cabinet, lighting and regrouting may modernise the room without the cost and strata process of a full renovation.
Who pays if my renovation causes a leak into the unit below?
